In the News
- Renovations to the façade at 412 Washington Street in Norwell are complete. The building, which was once the manufacturing facility for Boston Whaler, now has three new retail units. Books and More is the first tenant to occupy one of the new spaces, joining existing tenants Ten-X Club, Head Over Heels Gymnastics, NESCo and TAD Metals. - Keep an eye out for an invitation to our third annual Fall BBQ at Corporate Park in Pembroke. All of our tenants are invited. Don't miss this chance for food, fun, and networking!
- The Pembroke Chamber of Commerce luncheon held at Corporate Park was a great success. Our very own Denece Clinton, who is also on the Chamber's Board of Directors, reports that the turnout was excellent. Keynote speaker MA Senate President Therese Murray addressed the state of the MA economy and the resources available to business owners. Catering was provided by our own Corporate Park tenant, Oak Street Pizza and Grill. The Pembroke Chamber is looking for new members, so contact Denece if you are interested in learning more about this great organization.
- The next education seminar will be in October. Stay tuned for details!

- Kidbridge Learning Center: Kidbridge Learning Center offers classes for children aged from 8 weeks to 8 years, as well as after-school programs for children who attend public school. Kidbridge Learning Center is located at 1660 Corporate Park.
- Mobility Plus: Mobility Plus is located at 193 Rockland Street in Hanover and provides outpatient physical therapy services, specializing in neurological, orthopedic, post-surgical, and sports rehabilitation.
- Braintree Book Rack: After 15 years, this popular bookstore has outgrown its original Braintree Square location and will be moving to 1110 Corporate Park later this summer. Braintree Book Rack buys and sells used fiction and non-fiction, as well as rare books and manuscripts.
- Daven Corp.: Daven Corp. provides a number of welding-related services, including supplies, equipment repair, and even hands-on training in T.I.G. welding, M.I.G. welding, electrode welding, and plasma cutting.
- C.W. Millwork: C.W. Millwork provides custom windows and doors, including skylights, vinyl windows, wood windows, interior and exterior doors, moldings, and cabinets. They are located at 1450 Corporate Park.

HVAC Maintenance
Q: OK, what is "HVAC" anyway, and what does it do?
"HVAC" stands for heating, ventilation, and air conditioning. HVAC is the system that keeps your space comfortable.
Q: Why is regular maintenance of an HVAC system important?
Maintenance is important year-round, but with the heat and humidity that summer brings, a poorly maintained HVAC system can make a work environment unbearable. A system that has been neglected will work harder than it needs to and use far more energy to run, which will drive up your utility bill. Also, a system neglected for too long will start to fail--which will involve repair or replacement of the unit.
Q: So what's the easiest way to keep your HVAC system running properly?
Most issues arise with HVAC systems when the filters aren't changed regularly. This basic task is 90% of what is required to maintain a system properly. When filters clog up, it freezes out the condenser line and the HVAC system will work inefficiently or shut off altogether. So make sure to change or clean your HVAC filters regularly, especially in the summer months, when they receive heavy use.
Q: Who should our tenants call if they need more information or want their filters changed?
We are always available to answer questions. A tenant can call the Unicorn Realty office to schedule a service call or they can call a licensed HVAC contractor of their choice. It may cost a little now for the effort, but will prevent more costly repairs or replacement in the future and keep your energy costs lower.

Books & More opened this past winter in a newly renovated space at 412 Washington Street in Norwell. Owner Jay Phillips has been in the bookselling business since 1989, and has previously owned stores in Plymouth and Carver. The rise of internet retailers and e-readers has changed the nature of brick-and-mortar bookselling, but Books & More--by scouring publisher's returns and working with wholesalers--offers the same low prices, with the personal touch that only a local bookstore can provide.

"Customers want price, quality, and selection," says Jay. "And they want to buy it and be confident that they won't see it for less online."
Books & More also has a huge selection of specialty toys, with plenty of seasonal and outdoor toys for the summer. And since beach weather is upon us, we asked Jay what he recommended for summer reading.
"Summer is always an enjoyable time to reread a classic work of

literature," says Jay. "Either modern-day, like Cormac McCarthy's The Road, Marilynne Robinson's Gilead, Tim O'Brien's Going After Cacciato, Gabriel Marquez's One Hundred Years of Solitude, or any Twain, Steinbeck, or Faulkner and reliving a portion of American history while witnessing a legend tell a story."
And Jay's pick? "Personally, I will be perusing the Lego Dictionary of Star Wars with my two young boys."

Town Trivia
- Plymouth's oldest historical site looks like any old rock at first glance. No, not that rock--Sacrifice Rock on Old Sandwich Road in Plymouth is a Native American site that predates its more famous cousin by centuries. Native American travelers had a custom of throwing small pebbles and sticks at the rock as they were passing by, creating a mound of sticks over time. The mound was lost in a fire sometime after the 19th century, but the rock has remained.

Unicorn Employee Feature
Jon Zagoren
Vice President of Real Estate and Property Management
Jon Zagoren is the newest member of the Unicorn Realty team. A Boston-area native, Jon has been working in the real estate industry for over thirteen years. We sat down with Jon and asked him to answer a few questions for the issue's employee feature.
Did you grow up in the area? Where do you live currently?
No, I grew up in Brookline, Massachusetts and currently live in downtown Boston on the waterfront. I have always been very fond of the South Shore and my family has a home on Cape Cod.
Where else have you worked?
I worked at Kensington Investment Company, Inc. as the Vice President of Commercial Real Estate. Kensington's properties are mostly located in Boston's Back Bay. I was with Kensington for thirteen years. I have also worked for Vantage Travel in Boston. I managed their Real Estate portfolio which was located in Boston, Miami, and Turks & Caicos.
What has your experience at Unicorn been like?
Working at Unicorn has been great! I really enjoy working with everyone in our office. We have a great team! I have really enjoyed getting to meet most of our tenants and look forward to meeting everyone in the future. We have seen an increase in rental activity and I expect that this will continue.
Tell us about your family and what you like to do outside of work.
I have one son who will be 10 this year! I can't believe how the time flies. My interests include real estate, the environment, fishing, golfing, and hiking; I also enjoy watching all of Boston's professional sports-the Red Sox, Celtics, Bruins, and Patriots.
And one more fun fact about yourself?
Monday through Friday I get up at 5:30am and go to the gym!
